The 2026 North Hills Opening Map: Three Districts, Three Very Different Bets

Walk from the Renaissance Hotel to the base of Tower 5 on a Saturday morning in July and you pass three different Raleighs. Under the Regal marquee, families spill out of Target. Two blocks east, valet runners at Captrust Tower hand off keys to diners heading into what used to be World of Beer. Cross Six Forks into the Innovation District and the sidewalks turn into a construction choreography of pedestrian bridges, greenway extensions, and half-finished ground-floor retail bays.

To a resident, the 2026 opening list looks like the usual mixed-use churn. Look closer and a pattern surfaces. Kane Realty is not filling vacancies at random this year. Each of the three districts is being pushed toward a distinct identity, and the tenants announced for 2026 are the clearest signal yet of how that specialization ends.

The thesis, in one sentence

Park District is turning into the services and wellness floor of North Hills. Main District is doubling down on apparel and jewelry. The North Hills Innovation District is placing its bet on food, coffee, and workday convenience. If you already live here, the practical consequence is that where you go for what is about to shift.

Park District: the wellness and services floor

The Park District already carried the heaviest concentration of spa and salon tenants in the development. In 2026 that lead widened.

Face Foundrié, a chain founded in 2019 that offers facials, skincare, plus lash and brow services, is opening its second Triangle location at North Hills, joining a Cary Fenton spa. It is expected to open this summer in the Park District between Massage Envy and Salon Blu, taking the former Midtown Nail Spa space at 141 Park at North Hills Street. That slots it into a corridor that already includes Amazing Lash Studio, Aveda Von Kekel Salon Spa, Blown Away, Elase, Glo de Vie Med Spa, North Hills Nail Spa, Paintbase Nail Salon, and Woodhouse Spa.

Two other 2026 arrivals reinforce the pattern. Barking Dog, a restaurant and bar, and Jetset Pilates, a fitness studio, have both opened at North Hills in 2026. Jetset in particular is not a food or apparel play. It is a service tenant on a monthly membership model, the kind of business that only works when there is enough dense residential and office traffic within a five-minute walk to sustain repeat weekly visits.

The takeaway for residents: the Park District is where your standing 6 a.m. Pilates class, your Thursday facial, and your dinner reservation increasingly live in the same three-block radius. Errands compress.

Main District: the apparel bet gets serious

Main District has been the shopping spine of North Hills since the redevelopment began. In 2025 and 2026, the tenant mix moved decisively upmarket in women's apparel and accessories.

Reformation, the sustainable womenswear brand known for its trend-forward and eco-conscious apparel, will open its first Raleigh location in the Main District of North Hills, slated to open in the first half of 2026 and situated between J.Crew and Veronica Beard. That neighboring tenant is itself new. Veronica Beard opened a boutique in the Main District next to Chanel Beauty, bringing the brand's designs to Raleigh for the first time. And gorjana, the California-based jewelry brand known for its layered designs and coastal-cool aesthetic, opened at North Hills in the Main District next to True Food Kitchen.

Read those three announcements together and the strategy is legible. Kane is stitching Chanel Beauty, Veronica Beard, Reformation, J.Crew, and gorjana into a contiguous walk. Any Raleigh resident who used to plan a Charlotte SouthPark or Atlanta Buckhead trip to hit that specific tier of brands has one fewer reason to book the drive.

Coffee is being threaded through the same corridor. Jubala will open its fifth cafe in the Main District of North Hills between Alo Yoga and jewelry store gorjana, joining the Park District location for its second in North Hills. Local coffee sandwiched between yoga apparel and jewelry is a very specific product placement.

North Hills Innovation District: food, work, and the greenway

NHID is the newest of the three districts and the most legible bet. The North Hills Innovation District will have 700,000 square feet of office space, four residential developments, and 60,000 square feet of retail. The 17-story Tower 5 with 355,000 square feet of office space opened in 2024. The retail underneath it is still filling in, and the 2026 tenant list points squarely at food and daily convenience for the workforce and the residents in Channel House, The Eastern, and St. Albans Lofts.

Standard Beer + Food is projected to open in 2026 at the North Hills Innovation District at 540 St. Albans Drive, Suite 130. The locally owned brewpub is known for smash burgers, brunch bites, and brews plus cocktails, sourcing from partners including Raleigh City Farm, Joyce Farms, and Fox Farm & Forage. It joins two food anchors already committed to the district. Purveyors Standard's newest location will feature indoor-outdoor dining with pedestrian bridges connecting to offices, residences, and retail, along a new Greenway extension off Hardimont Road, and Benchwarmers Bagels is known for its artisanal bagel sandwiches, coffee, and wood-fired pizzas.

That is three food tenants concentrated in a district whose whole reason for being is the collision of office towers, apartments, and the greenway. It is the opposite of the Park District's service-tenant strategy and the opposite of Main District's apparel strategy. The pedestrian bridges matter. They mean a resident in St. Albans Lofts can reach a bagel counter, a brewpub, and the greenway without touching Six Forks Road.

Add one more signal on the wellness side. HUSH, the luxury salon brand locally owned and operated in Raleigh, is expanding to a second location at the base of Tower 5 next to HomeTurf Cycling Studio, broadening its offerings to include spa services. Even HUSH's second location is being paired with a fitness studio, echoing the Park District logic on a smaller scale.

The Park District dining anchor deserves its own line. Velvet Taco, the nationally acclaimed taco restaurant known for its imaginative, globally inspired tacos, is opening its first Raleigh location at North Hills, taking the former World of Beer space at the base of Captrust Tower in the Park District. Captrust Tower is one of the district's three large office towers, alongside Advance Auto Parts Tower and Bank of America Tower, and Velvet Taco slotting into that base tells you what kind of lunch and happy hour traffic Kane is underwriting.

What this actually changes for residents

Three practical shifts follow from the pattern.

First, cross-district trips are becoming less necessary. If your Saturday used to be a car loop between a Main District errand, a Park District appointment, and a Lassiter District grocery run, the 2026 tenant map lets you consolidate. Same-district clustering rewards you for parking once.

Second, the greenway matters more than it did a year ago. NHID's retail is being designed to face pedestrian and bike traffic, not car traffic. The district features 60,000 SF of active ground-level retail plus bike and pedestrian connections, and includes a freestanding retail space at the heart of NHID with 5,600 sf of indoor dining and more than 10,000 sf of outdoor gathering space overlooking the stream and a new play yard. Residents on the west and south sides of North Hills who never had a reason to cross Six Forks now have several.

Third, the mix of brands says something quiet about who the district is being positioned for. In May 2025, groundbreaking took place for The Strand, a $200 million 20-story building developed by Kane and Mitsui Fudosan America. Reformation, Veronica Beard, Chanel Beauty, and a second HUSH location are not filler tenants. They are the kind of leases signed when a developer expects the residential base above and around them to keep skewing toward buyers and renters who will actually shop there.

That last point is the one worth holding on to. A neighborhood's tenant mix is a leading indicator, not a lagging one. Kane Realty and its retail partners have to commit to leases twelve to twenty-four months before a store opens. The 2026 opening list was priced and signed in 2024 and 2025, which means the confidence in Midtown Raleigh's residential trajectory was already there before this year's headlines caught up.
